So you’re in the UAE, you’ve got a laptop, a dream, and a killer setup at home.
But the question is — can you legally work from your apartment?
Let’s break it down — just facts.
Freelancers: You’re in Luck
If you’re on a freelance visa, either from a free zone or the mainland:
You’re usually allowed to work from home.
That means your home address becomes your business address,
as long as you’ve got one thing:
A MAKANI Number
This is the UAE’s official location code.
You’ll find it posted in your building or villa — it uniquely identifies your exact address.
No MAKANI = no compliance.
So double check that.
Registered Companies: It’s a Bit Trickier
If you’re running a licensed company, not just freelancing —
you can work from home, BUT:
Your home address CANNOT be your registered company address.
Why?
Because your company must be registered to a commercial space.
That can be:
- A real office (Ejari in company name)
- A virtual office (still comes with a lease contract)
- A flex desk in a business center
The registered address must be:
- Under the company name
- Classified as commercial property
- Valid in licensing and government systems
And Here’s the Wildcard: Your Landlord
Even if the law allows you to operate from home,
some landlords or building management don’t.
They may prohibit:
- Business activities on residential property
- Deliveries or client visits
- Operating certain equipment or storing inventory
That’s why you always need to check your tenancy contract or ask building management before launching anything.
Rule of Thumb
- If it’s just you, your laptop, and quiet work — you’re probably fine.
- If you’re selling products, running ads with your home address, or storing stock — check with your landlord.
- If you’re using your address on invoices or platforms — make sure it complies with your business license terms.
Pro Tip: Always Separate Legal & Practical Address
Your official legal address (on your license) is what the government cares about.
Your working address (where you actually work) is what your landlord and privacy care about.
Many businesses in the UAE register virtual offices,
then operate quietly from home — totally legal, totally smooth.
